Cozy and stunning views!
What a lovely spot! Just a few mins to the town center, and the views of the Tweed are amazing. The place had this cozy rustic vibe. The breakfast was delish! Only thing was the shower could’ve been a bit more powerful, but still loved it!

I had a wonderful stay at Duncan House. The views of the River Tweed and Floors Castle were stunning, perfect for relaxing mornings with a coffee in hand. The room felt cozy, and the decor added a charming touch. Breakfast was the highlight, offering a fresh, hearty spread that filled us up for the day. The communal dining experience was great for meeting other guests. One downside was a loose plug socket in my room, which I brought up with the staff. They were friendly and attentive but could enhance their cleaning routine to cover overlooked areas better. Despite this, the overall ambiance made the imperfections easy to overlook.

While the room's decor oozed character, I noticed a few quirks, like an awkwardly loose plug socket that might not catch everyone's eye. The breakfast, though delectable, lacked a few basics like cereal, which might leave some wanting. the slight roughness of the old architecture adds to the charm but can feel a bit off for those who prefer modern polish.

Had a great time with friends! We hit the hiking trails and explored local pubs. The rooms were comfortable and the breakfast was decent, served at a communal table which was pretty cool. Friendly staff made our stay enjoyable. Would definitely suggest it for a group getaway!
One small issue was a loose plug socket in the room, but it didn't ruin our stay.

The deluxe double suite in the annex offers modern comforts, including underfloor heating that makes for a cozy experience. The private car park, while slightly tight, is convenient, and breakfast features fresh ingredients, with standout dishes like the Eggs Royale.
Occasionally, maintenance issues arise, like loose plug sockets that hint at the property's historical character. Some rooms felt a bit cramped, which might affect comfort if expecting more space. The cleaning service during my stay could have used a bit more attention to detail, as I noticed a few overlooked areas.
